Nestled on the outskirts of a picturesque North Lincolnshire village, this newly built detached home is a shining example of modern, energy-efficient fabric first construction.
Built by experienced local builder James Cavill Properties, this new house showcases the benefits of Insulated Concrete Formwork (ICF) construction, combining strength, sustainability, and comfort in one elegant package.
The Build System – Wallform 313
The home has been constructed using the Wallform 313 system, our most popular Wallform system to date, delivering excellent levels of thermal insulation and airtightness. Wallform 313 provides a U-value of 0.18 W/m2K, and when filled with concrete creates a solid structural core surrounded by continuous insulation. This combination provides not only exceptional energy efficiency but also immense structural integrity, ensuring the house will stand the test of time.

One of the major advantages of Wallform construction is its ability to eliminate thermal bridging – the points in traditional builds where heat can escape through gaps or conductive materials. Because the insulation in an ICF structure is continuous, wrapping the entire building envelope, there are no weak spots for heat loss. The result is a home that stays warm in winter, cool in summer, and requires minimal energy to maintain comfortable indoor temperatures. The naturally airtight concrete core also contributes to the home’s excellent performance, reducing drafts and maintaining a stable internal environment.
Why Build With Wallform ICF?
James, who has used the Wallform system on several previous projects, chose it again for this build because of its speed of construction and thermal performance. The Wallform blocks are lightweight and easy to handle, allowing for rapid progress on site. This method also removes the need for any additional insulation layers or complicated airtightness detailing, simplifying the build process while enhancing the finished quality.

Other Key Features
Inside, the home features posi-joist flooring, a modern engineered floor system that combines the strength of steel with the lightness of timber. Posi-joists offer excellent structural performance and make it easier to route services such as plumbing, heating, and electrical wiring through the floor zones. This not only speeds up installation but also allows for greater design flexibility within the interior layout.
The house’s warm roof construction adds additional habitable space to the build. By positioning the insulation above the roof structure, the warm roof design keeps the entire building envelope within the insulated layer.
Externally, the home is finished in a white polymer render, giving it a clean, yet traditional look that perfectly complements the rural surroundings. The render finish is both durable and low maintenance, offering long-term protection against the elements while maintaining its fresh appearance.
The Finished Result
The result is a robust, efficient, and beautifully finished family home that will deliver comfort and low running costs for generations. James’s expertise with the Wallform system has once again produced a property that demonstrates how advanced construction methods can harmonise perfectly with traditional design.
