At Lyndon Walk in Blyth, 13 sheltered homes have been successfully completed to support independent living for people with dementia and Alzheimer’s. Developed for Northumberland County Council, the completed scheme provides safe, comfortable and energy-efficient homes that allow residents to remain independent while staying within their local community.
From the outset, the project required a construction approach that could deliver long-term performance, low running costs and high levels of internal comfort, while meeting the specific needs of sheltered accommodation. To achieve this, Wallform 313 was chosen as the primary construction system for the development in order to deliver consistent, high-quality building envelopes for all 13 homes.
Internal comfort was a key design driver throughout the project. Residents living with dementia can be particularly sensitive to temperature changes, draughts and environmental inconsistency. The energy efficiency of the Wallform 313 system helps maintain stable internal conditions throughout the year by eliminating cold spots and helping to prevent overheating. The solid masonry core also provides thermal mass, moderating internal temperatures and helping to create a calm, predictable living environment for residents.
Energy efficiency was central to the scheme’s objectives. The high levels of insulation and airtightness achieved using Wallform significantly reduce heat loss and overall energy demand. As a result, the completed bungalows will benefit from low heating requirements, helping to keep energy bills affordable for residents and supporting the long-term sustainability of the development.
The solid concrete structure formed by Wallform 313 also provides improved acoustic performance, reducing the transmission of external noise and contributing to quieter internal spaces. This helps create a more settled and comfortable living environment, particularly important in dementia-friendly accommodation.
Durability and whole-life performance were further factors in the selection of the Wallform system. The concrete masonry core offers long-term structural resilience, while the EPS insulation remains protected behind an external brick-effect render, significantly reducing ongoing maintenance requirements. From a construction perspective, the straightforward assembly of the Wallform system supports consistent build quality and efficient construction.
